As announced at the AGM, the bike racks have been removed from the entrances of the buildings making things much tidier. We have added additional bike storage within both garbage shed that is available at an annual cost of $25 per space.

Our Community

There are pros and cons of condo living but of the most important thing you should remember is that you are in a community and we must install a level of respect in our day to day interactions with each other, visitors, contractors, volunteers and the Board.

South Pointe is a larger community living and given that we have multiple buildings, although similar in design, they are surprisingly very different in age and in resident composition.

Reserve Fund Study 2023

Did you know that having an up to date Reserve Fund Study is a requirement under the Condominium Act of Alberta. Not only is it a requirement that it must be completed every five years but also it dictates how the money in the reserve fund can be spent.

Its that time again to complete and updated Reserve Fund Study for South Pointe. You might think this is an easy task but it is far from it. A reserve fund review is not done by the Board but rather an outside qualified firm. To complete there are many meetings, reviews of the site, contracts, previous upgrades, maintenance and just overall wear of the complex that is all reviewed. Not an easy task but an essential one that we take quite seriously. Although our professionals drive the process the Board does have input to any additions, changes and updates. Feedback always welcomed.

Security In and Around theSouth Pointe Complex

Security systems provide safeguards to our complex that aid in preventative, detective and corrective measures but they have limits. Did you know we can see many things if you tell us time & dates?

Door Mag Locks
Doors are meant to be kept locked at all times. If you have a FOB you have access and if you don’t there is a reason. You must never let someone in that you don’t know, leave the door propped open and always report suspicious or improper behaviour.

Parkades
If you don’t have a FOB to access the parkade it means that you do not have a stall registered to your unit. Not all units have access to the parkades and you only have access to the parkade where your car is, nothing more. Once someone gains access to the parkade there are no limits to what they can do to every vehicle parked in there. It’s a good practice to watch for suspicious behaviour in the parkades, don’t let people follow you into the parkades, report if you lost your FOB and always report if your car is broken into.

Entrances & Lobbies
You have no obligation to let someone in that does not live here or that you don’t know. Delivery people, like Amazon & Fedex must follow the same protocol as all other visitors. Invite your guests, no others when you are buzzed. Report if you see people sleeping in lobbies or vestibules and keep the safety of everyone in mind. Keep our complex safe

Dump Day & ParkadeCleaning 2023 is coming

Always a hot topic each year and we can confirm that Dump Day and parkade & surface stall cleaning is coming in the very near future.
NEW this year we will added some extras on the same day as the parkade cleanings which will include line painting and the blowing out of the sewer and collection basins in the parkade. The surface stall lines will also be painted.
Dump Day is always a big hit but we will admit that it is also abused each year. We will be
making changes this year to ensure that our community neighbours, friends outside the complex and the dumping of illegal items will not take place. This increase our costs drastically

Reversing

Please note that courtesy and respect should be given to residents aligning the parking lots. Understand that the fumes from your exhaust go straight into people’s units. In many cases, this can be a child’s room.
Please ensure that if you park in front of a building that you do not reverse ni to your stall.

Water Consumption

One of the largest expenses our corporation has is water damage. 90% of the time, this is as a result of residents and becomes their responsibility to cover. This is a costly expense a s the deductible is $10.000. The shut off valve to your unit is in the front closet. Always ensure that your contractor has the required insurance before allowing them to do work in your suite.
