Access FOB, Garage Door, Keys ORDER FORM

The Key & Key Fob Request Form is used to order replacement or additional access devices, including key fobs, garage door openers, and unit keys. It should be submitted to Property Management when devices are lost, damaged, or additional copies are required. Fees apply.

EFT Authorization FORM

The EFT Authorization Form allows owners to set up pre-authorized monthly condo fee payments directly from their bank account. It must be submitted to Property Management along with a void cheque. Fees increase automatically with budget adjustments; NSF returns incur a $75 administrative fee.

Intercom Setup Request or Edit FORM

The Intercom Update Form is used to register or change the phone number linked to a unit's building entrance intercom. It should be submitted to Property Management when moving in, changing phone numbers, or if the current listing is incorrect or untested.

Key FOB, opener, keys PICK UP INSTRUCTIONS

The Access Device Pick-Up Notice outlines how residents collect their key fobs, garage openers, and NFC tags, including bringing all existing devices, required identification, and the process for flagging lost or stolen. FOBS not present at pick up will be marked LOST.

Noise & Nuisance Policy FORM

Form SPC-FORM-DIS-001 is the official Noise and Nuisance Complaint Form and the sole mechanism for initiating a formal complaint under the policy. It should be completed and submitted whenever a resident experiences a disturbance that rises to the level of a bylaw violation — NO VERBAL REPORTS

Pet Application (Cats & Dogs) FORM

The Pet Application Form must be submitted to and approved by the Board before bringing a cat or dog into a unit. It captures pet details and owner acknowledgement of Bylaw obligations, including leashing, waste management, immunization requirements, and liability for any damage caused by the pet.

Renovation & Unit Modification Permit FORM

The Renovation & Unit Modification Permit Form must be submitted to Property Management before beginning any construction or renovation work. Allow a minimum of two weeks for permit approval. The permit must be posted outside the unit for the duration of the project.

Sanction Dispute FORM

Form SPC-FORM-DIS-002 is the official Sanction Dispute Form used to formally contest a monetary sanction or bylaw enforcement action. Newer infractions also provide an online mechanism to file a dispute. Disputes are reviewed at monthly Board of Director meetings.

Temporary Parking Pass FORM

The Temporary Visitor Parking Form allows residents to request extended visitor parking beyond standard limits. It should be submitted to Property Management when a guest requires a stay exceeding the standard consecutive-night maximum, ensuring the visit is pre-approved and on record.

Tenant Undertaking FORM

The Tenant Undertaking Form is completed by tenants to acknowledge and agree to abide by SPC's Bylaws and Rules. Owners renting their unit are required to ensure their tenant completes and submits this form to Property Management prior to occupancy.
